These Terms of Service (“Terms”) govern your access to and use of reliablyhome.com (the “Site”) and any communications, preliminary offers, or contracts you receive from Reliably Home Buyers, LLC (“Reliably,” “we,” “us,” or “our”). By using the Site or submitting a request, you agree to these Terms.
SMS & text message program
STOP: Reply STOP to any marketing or informational text message from us to opt out of further SMS messages to that number. You may receive a one-time confirmation that your request was received. Opting out of texts does not opt you out of calls or emails unless you tell us otherwise.

Message and data rates may apply. Your mobile carrier’s standard messaging and data rates apply to all SMS messages sent to or from us. Carriers are not liable for delayed or undelivered messages.
Message frequency varies. You may receive occasional text messages related to your cash-offer request, appointment reminders, follow-up about your property, or account-related notices. We do not guarantee a maximum number of messages per month.

1. Who We Are
Reliably is a private real estate investor and direct cash buyer, not a real estate brokerage, lender, attorney, mortgage assistance provider, foreclosure consultant, or government agency. We are not affiliated with HUD, the FHA, or any government entity. We do not provide legal, tax, or financial advice.
2. Preliminary Offers Are Not Final
Any cash-offer range or value displayed on the Site, in email, or in conversation prior to a signed purchase agreement is a preliminary, non-binding estimate. Preliminary offers are based on public-record data (such as ATTOM’s automated valuation, recent comparable sales, and tax data), which may be inaccurate, incomplete, or stale. The actual offer price will be confirmed only after we discuss the property with you, review its condition, and complete title and lien review. Your final offer will be set out in writing in a purchase agreement.
3. No Obligation
Submitting your address and contact information puts you under no obligation to sell. We’ll never pressure you. If our offer doesn’t work for you, that’s the end of it — no fee, no penalty.
4. Cooling-Off Period
Every purchase contract we offer includes a five (5) business-day cooling-off period during which you may cancel for any reason with zero penalty. We strongly encourage you to have your own attorney review any contract before you sign.
5. Site Content & Acceptable Use
- You may use the Site only for lawful purposes and in accordance with these Terms.
- You will not attempt to interfere with, disrupt, or scrape the Site or any related systems.
- You will not submit false information or impersonate anyone else.
- All content on the Site (text, design, logos, images) is owned by Reliably or its licensors and is provided for personal, non-commercial use.
6. Third-Party Services
The Site uses third-party services for address autocomplete (Google Maps Platform), property-data retrieval (ATTOM Data Solutions), CRM (HubSpot), and transactional email delivery (Resend). Third-party services have their own terms and privacy practices, which we don’t control.
7. No Warranties
The Site, all preliminary offer values, comp data, and equity estimates are provided “as is” and “as available,” without warranty of any kind, express or implied, to the maximum extent permitted by law. We do not warrant that the Site will be error-free or uninterrupted, or that property data will be accurate or complete.
8. Limitation of Liability
To the maximum extent permitted by law, Reliably and its members, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your use of the Site, any preliminary offer, or any communication, even if advised of the possibility of such damages. Our total aggregate liability for any claim arising out of these Terms or the Site is limited to one hundred U.S. dollars (USD $100).
9. Indemnification
You agree to defend, indemnify, and hold harmless Reliably from and against any claim arising out of your violation of these Terms, your misuse of the Site, or your violation of any law or the rights of a third party.
10. Governing Law & Disputes
These Terms are governed by the laws of the State of Florida, without regard to its conflict of laws rules. Any dispute will be resolved in the state or federal courts located in Florida, and you consent to that exclusive jurisdiction.
11. Equal Housing Opportunity
Reliably operates in accordance with the federal Fair Housing Act and applicable state and local fair-housing laws. We do not discriminate based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, or any other protected class.
12. MARS Rule Disclosure
Reliably is a private real estate investor and direct cash buyer. We are not a lender, attorney, real estate agent, mortgage assistance provider, foreclosure consultant, or government agency. We are not affiliated with HUD, the FHA, or any government entity. Reliably does not provide legal, tax, or financial advice. We strongly recommend you consult with a HUD-approved housing counselor (call 1-800-569-4287 or visit hud.gov) and/or a licensed attorney before making decisions about selling your home, especially if you are facing foreclosure.
13. Changes
We may update these Terms from time to time. Material changes will be reflected by the “Last updated” date above. Continued use of the Site after a change means you accept the updated Terms.
